The Manor is a Tier 2 private club in the Metro-Atlanta area with high quality amenities and a fun, but challenging course. There are a few memorable holes, but most people tend to remember the incredible houses that line the fairway more than the actual course.


The clubhouse and amenities within are impressive. They renovated the clubhouse in 2022 and it's stunning, with high ceilings and rich wood finishes. Amenities include:

  • Tennis Center: 16 courts (6 hard, 6 clay, 4 indoor)

  • Casual and upscale restaurant

  • Spa services

  • Outdoor, junior olympic pool and indoor heated pool + jacuzi

  • Large fitness facility/workout gym

  • And of course the 18 hole, championship course designed by Tom Watson



The practice area was adequate, but nothing special. The grass range was conveniently placed near the first tee, which is always appreciated, but the grass itself was just so-so and there weren't a ton of spots. I can imagine it getting packed on a weekend. The putting green was very nice and ran true to the green speed on the course. They've recently added a chipping and bunker area, but it's not great. That area is severely sloped and doesn't really give you an accurate feel for how the ball will react on the green out of the rough or bunker.




The layout is solid with elevation changes and hills throughout. It's a long course that plays even longer. The blues play all of 6738 yards and then some. I didn't particularly like the par 3s. The first two are uphill (least favorite), the 3rd is flat, and the 4th offers just a bit of downhill slope. You'd think that with the amount of dramatic elevation changes there would be at least one big elevation drop, par 3. However, I really liked the par 5s - 3 and 13 provide a fun, downhill approach that opens the door to go for it in 2. 18 was my favorite par 5 and favorite hole. Starts with an epic, elevated tee shot, but bunkers lurk all around the landing area. Speaking of bunkers, the use of bunkers is epic. 14 holes have at least 3 bunkers (or the equivalent of 3 bunkers) around the green. All that said, the layout has never really "captured" me and it's hard to put my finger on exactly why. The enormous homes are pretty cool though.

The course conditions on this day were awesome. The Manor had some trouble with their bent grass greens around late July/ August, but it appears they've made nearly a full comeback and were rolling close to a 12. Props to Matt Wilson - the Superintendent. As for the rest of the course, conditions were very good as one would expect.


To join The Manor it's a $40,000 initiation fee as of Nov 1, 2025. It was recently purchased by Arcis from Invited Clubs, alongside White Columns and Country Club of the South, so membership does include restricted access to those two clubs:

  • For $50-$75 extra/ month who play the other courses for just the cart fee

  • Limited to bookings within 2-3 days in advance

  • Allows for access, but limited to protect the tee sheet for the members of each club


Considering the overall amenities and course conditions, I would say the $148/$160 guest fee provides a solid value for the cost (7/10 value). There aren't too many clubs at this initiation rate that have everything The Manor does. I think if I limited it to strictly the golf and golf specific amenities, I still think it's worth it, but wouldn't pay much more. (5.5/10 value)


If given the opportunity, I would definitely recommend playing The Manor. To make the most of it, show up early and stay late to take advantage of some of the amenities.
